Terms & Conditions

These Terms & Conditions govern all bookings made through CiaoStay for short-let holiday accommodation in Malta. By confirming a reservation, you agree to the terms below.

1. Booking & Payment

All reservations are confirmed only after full payment or the required deposit has been received and a confirmation email has been sent by CiaoStay. Rates shown are per apartment, per night, unless otherwise stated. A damage deposit may be required before check-in and will be returned within seven days after departure, subject to inspection.

2. Cancellation Policy

Reservations can be cancelled free of charge up to 7 days before the scheduled arrival date. Cancellations made after this window are non-refundable. We always recommend travel insurance to cover unforeseen changes.

3. No-Show

If a guest does not arrive by midnight on the scheduled arrival date and has not notified CiaoStay in advance, the reservation will be treated as a no-show. No refunds will be issued for no-shows or unused nights.

4. Check-in & Check-out

Standard check-in is from 15:00 and check-out is by 10:00. Early check-in or late check-out may be arranged on request and are subject to availability and an additional fee. Self check-in is available at every home.

5. Guest Identification & Estimated Arrival Time

For security, legal and insurance purposes, all guests must provide a valid government-issued ID or passport before arrival. Guests must also share an estimated arrival time (ETA) at least 24 hours before check-in. Access instructions, keys or digital entry codes will only be sent once both documents and ETA have been received.

6. Occupancy & House Rules

The maximum number of guests permitted in each apartment is stated in the listing. Only registered guests may stay overnight. Parties, smoking and pets are not allowed unless expressly agreed in writing. Guests are responsible for any damage caused by negligence or misuse.

7. Liability

CiaoStay acts as the manager of the property on behalf of the owner. We are not liable for loss, theft, injury or personal accident occurring inside or outside the property, except where caused by our proven negligence. Guests are advised to take out adequate travel and personal insurance.

8. Complaints

Any issue must be reported to CiaoStay within 24 hours of arrival or occurrence so that we have a reasonable opportunity to resolve it. Complaints raised after departure may not be eligible for refund or compensation.

9. Governing Law

These terms are governed by the laws of Malta. Any dispute will be subject to the exclusive jurisdiction of the Maltese courts.
